General Contracting FAQs
What types of projects does ModernMason Group take on?
We focus on custom residential construction, land development, grading and sitework, and property improvements involving access, drainage, and related infrastructure. We also coordinate specialized projects such as culvert replacements, private bridges, retaining walls, and creek crossings. Contact us with a description of your project so we can discuss whether it aligns with our services.
Do you handle both home construction and land preparation?
Yes. We work on custom homes as well as the site preparation and infrastructure that may be needed before construction begins. Depending on the property, that can include grading, driveway access, drainage planning, and coordination of septic and well work.
Can ModernMason help design my home, or do I need to bring completed architectural plans?
You do not need to come to us with a completed set of plans. ModernMason can be involved early in the process to help develop the home’s concept, layout, architectural character, materials, and construction details. When a project requires services from a licensed architect, engineer, or other design professional, we coordinate with the appropriate professionals as part of the project team.
Can you help with a project that requires engineering or permits?
We can coordinate with appropriately licensed professionals and relevant permitting authorities when a project requires their involvement. The specific engineering, design, and approval requirements depend on the work and the property.
Do I need to have completed plans before contacting you?
No. You can contact us while you’re evaluating a property or developing an initial project idea. Available surveys, drawings, photographs, or other site information are helpful, but we can begin with a conversation about your goals and the work you’re considering.
Do you work with HOAs and private-road communities?
Yes. We welcome inquiries involving private-road access, culverts, bridges, drainage, and related shared-property infrastructure. For these projects, it helps to provide the property location, a description of the existing conditions, and any available photographs or reports.
What areas do you serve?
ModernMason Group is based in Asheville and serves clients throughout Western North Carolina. Contact us with your project location to discuss availability and scope.
Our General Contracting Process
1. Initial Conversation
We begin by learning about your property, the work you have in mind, your priorities, and any known challenges. Site location, photographs, surveys, inspiration, and other available information help us understand the initial scope.
2. Site Review & Project Planning
We evaluate the property and project requirements, including site conditions, access, utilities, development considerations, and the opportunities and constraints that may influence the design.
3. Design & Architectural Development
For custom homes and design-focused projects, we can help develop the project from early concepts through spatial planning, exterior architecture, materials, and construction details. Where licensed architectural or engineering services are required, we coordinate with the appropriate professionals.
4. Preconstruction & Approvals
As the design develops, we coordinate construction planning, estimating, applicable engineering, permitting, specialty trades, and other requirements needed to prepare the project for construction.
5. Construction
We coordinate the work in the field, manage the construction process, and maintain communication as the project progresses.
6. Completion
We work through final details and project closeout with the same attention given to the early design and planning phases.
